Building B was originally installed with 1/2" plywood. Tory's is re-sheathing the building beginning over Mauka side Unit 405-406 North End with another layer of 1/2" plywood. And as discussed in our pre-con meeting this morning all sheets are to be stagger-lapped on the preceeding deck and all sheets are to start and stop on a rafter. There is to be no open field nailing.

Copper roof vents

As you can see the base of the vent is rotted out and needs to be replaced. This picture was taken in the parking lot looking down on the asphalt pavement. There is a total of 11 vents of this style on Building A and 6 vents of this style on Building B. Then there are another similar set of vents in another picture showing a different style hood vent.


The hood itself is in very good condition and does not need to be replaced.

Here Tory's crain is hooked to a drop bucket filled with rubbish. It is carefully placed on the roof so that the rubbish will not have to be thrown down from the roof to the grounds. During high winds this would have made a mess for cleanup as well as a nightmare for the tenants.



He lowers the rubbish bucket into the truck for a safe landing.


Can you imagine the frustration for the tenants if Tory's had used a shoot to lower the rubbish or worse yet, if he'd have not used any form of rubbish protection? The shoot would have blocked the view of our tenants for the last 2 weeks. Tory's crews were very professional. They knew how to use the equipment and worked to respect our tenants during the whole roofing process. I could not find any way they could have done a better more respective job. Their clean up was done daily and was without issue.


Roofing begins on Building B today with blue skies and moderate trades.

Glazing or re-glazing a bathroom tub or shower?

With regards to our tubs & showers:

one unit owner had his showers done and said he was very satisfied with his re-glazing and was very satisfied with the work. On this referral, three other units had their showers re-glazed and were also satisfied. This work was done by:

There was another unit that glazed their showers by themselves. There were some pro's and con's attached to their job. They may have saved some $$$ but maybe not enough to make it worth their while.

Either way, the unit cannot be used for at least 24 hours after the completion. Be prepared, there will be a strong resin smell permiating the area.

Re-Carpeting? Here's a successful story 9-17-8

Story Number 1:
They're really not in any important order. But Team Realty called me personally and told me what a good job he got from one of his contractors. S i decided to check him out and he did a very good job on One of our units here Roberto was very plesed. Enough to tell me that he recommends Marcelo for the job. He says he's got a quick response and does good work at an affordable price. The name of his company is Ohana Clean up. He lives right here in Waialua and he's familiar with the property. He can be reached at 375-1814 or 979-5579. He does pressure washing, carpet cleaning, same day service Free estimates upholstery cleaning sealing and staining, wood deck cleaning and low pressure roof cleaning. Roberto is pleased with his work and has used him for over a year now. Now you got his number, now let me know how he works. I keep scores on these guys you know. Only price is, he doesn't have his Email on his card he gave me. So if you don't read this, you won't know about him.



Story Number 2:
We started several months ago at our local Home Depot and gave them the store in Pearl City that we wanted to work with. They contacted Pearl City and got a number of carpets that were available here that we could choose from and gave us samples. We picked the carpet and scheduled the measure - they need someone to come and measure before they will quote the final price, etc. We had the measure done in July and a week later the Pearl City floor people contacted us directly to send the final quote. It was a good thing that happened because, at that time we found out the carpet we had selected had a 6 -12 week lead time and wasn't going to work for a September install date.

She gave us a list of the carpets they had in stock and could meet our install date and we went to our local store and looked at them and selected another carpet. By now it was mid-August and another call back to Pearl City got all of the paperwork finalized, the carpet ordered from the warehouse, and the install date requested. A few days later, we got a call confirming our install date. The people in the flooring department at the Pearl City Home Depot were wonderful to deal with. You always got a call back if they weren't available and everything was handled very expeditiously.

When we arrived on Island, we stopped by at the Home Depot and met the person we had been dealing with and re-confirmed our install date and time. Everything went according to schedule and the install was done in about 5 hours with us moving the furniture out and in. You could pay extra ($$$) to have them move the furniture.

The installers were: General Trades and Services. They do all kinds of flooring installation and are contracted with home depot and some of the other flooring stores. If you have your own materials you can contact them directly. Phone

9-15-08 Haleiwa Fire Dept. P.2

Our company Haleiwa Off Road Towing has for years sponsored this event in training for new recruits. This demonstration has always been done at our yard in Haleiwa. But thanks to The Board, they allowed us to use the parking lot for this practice. This year, the Haleiwa Surf donated the space and we donated the car. All went off without a hitch and Capt. Emmons thanked us for our hospitality. Clean up was done that afternoon.
